An eleventh hour meeting has been organised by Banyule Council for residents to view massive but informal changes to a mega 16-storey development proposed for a former Ivanhoe car yard.
Banyule officers had recommended councillors refuse the proposal for 37-63 Bell St and 45 Lindon Ave — the former Courtney and Patterson Ford site — before last minute suggested changes were sent through shortly before the December 14 council meeting.
The plans for the 8,924sq m site included a medical clinic, a 151-bed aged care home, 89 independent living units, a 90-place child care centre, 156 room hotel, restaurant, a 539sq m gym, 224 residential apartments, and parking for 541 cars.
The informal changes submitted by the developer include a reduction in height and number of apartments, the hotel removed and replaced by a café and 62 apartments, and vehicle access to Lindon Ave cut.
Part of the reason for the recommendation to refuse the application was because of the traffic issues caused by access to Lindon Ave
But councillors decided to defer the decision to a meeting at 7pm on Monday, December 21 with an information session earlier at 12pm.
Banyule Mayor Craig Langdon said the applicant provided “discussion plans” — not a formal amendment.
Councillors wanted residents to review the modified version before taking a decision.
Cr Langdon said the changes were offered by the developer on a “without prejudice” basis but wouldn’t necessarily be the plans tabled if the development went to VCAT.
Friends of Banyule president Dennis O’Connell said developers had tried to push through changes to the proposal last Monday night.
Tract Consultants Luke Chamberlain said the proposal wanted to achieve a community benefit and included a mix of uses that fitted within the health precinct. They didn’t want the community to have to wait over Christmas for the outcome.
